Conveyancing fees

Selling a property is also intertwined with many legal aspects so it’s of upmost importance that you have a solicitor / licensed conveyancer to help guide you through this important process. This will avoid headaches in the long run. However, just like estate agents, these fees are based on a percentage of the property value – although you can negotiate a fixed fee if necessary.

Energy performance certificates

The energy performance certificates (EPC) are legally required whenever a property is built, sold or rented. The EPC contains information about a property’s energy use and typical energy costs through an A to G ranking system, A is the most efficient, while G is the least. The property needs an EPC every 10 years, however, compared to other costs these work out a lot lot cheaper. E.G. Between £50-120.

Moving Costs
